Commercial Loan Calculator
Estimate principal-and-interest payment, annual debt service, and a possible balloon for a commercial financing scenario.
What Does the Commercial Loan Calculator Do?
The Commercial Loan Calculator estimates the monthly principal-and-interest payment, the annual debt service and the balance still owed at the end of the term for an illustrative commercial loan. It compares three rate cases side by side so a business owner or referral partner can see how sensitive the payment is to the rate.

Inputs, Results and Assumptions
What You Enter
- Loan amount: the principal being financed.
- Interest rate %: the annual rate you want to model.
- Amortization years: the period over which the payment is calculated.
- Term years: how long until the loan comes due. A term shorter than the amortization leaves a balloon balance.
What the Results Show
- Monthly payment: principal and interest only.
- Annual debt service: twelve monthly payments, the figure often compared with cash flow in a DSCR review.
- Balance at term: what remains owed when the term ends if the loan amortizes over the longer period.
Assumptions and Limits
- Fixed rate, level monthly payments, no fees, taxes or insurance.
- The term cannot be longer than the amortization period.
- The three scenarios use your entered rate, a rate 10% lower and a rate 10% higher (for example, 8.25% becomes about 7.43% and 9.08%).
The numbers pre-filled in the fields are sample values so the tool shows a result on first load. They are not CMCC rates, quotes or offers.
Commercial Loan Calculator FAQs
What does the balance at term mean?
When the term is shorter than the amortization period, the payment is calculated as if the loan runs for the full amortization, and the unpaid balance at the end of the term is due, often as a refinance or balloon payment. The calculator shows that remaining balance.
How is annual debt service used?
Funding sources commonly compare a business's annual cash flow with its annual debt service. You can carry the annual figure into the DSCR calculator to see the coverage ratio.
Does this show what CMCC or a funding source would offer?
No. It is arithmetic on the numbers you enter. Actual rates, terms, fees and eligibility are set by the independent funding source after underwriting.
