LTV Calculator
Estimate loan-to-value and the equity cushion from a requested amount and property value.
What Does the LTV Calculator Do?
The LTV Calculator divides a loan amount by a property value to show loan-to-value, and subtracts the loan from the value to show the equity cushion. Loan-to-value is one of the ratios funding sources look at when a loan is secured by real estate.

LTV Calculator FAQs
What does LTV mean in commercial real estate financing?
Loan-to-value compares the loan with the property's value. A lower LTV means the borrower has more equity in the property. The LTV guide explains how it is used.
Is the property value I enter the value a lender will use?
Not necessarily. Funding sources usually order an appraisal or use their own valuation method, and that value can differ from a purchase price or an owner estimate.
How is LTV different from DSCR?
LTV looks at collateral (loan versus value); DSCR looks at cash flow (income versus payments). Funding sources typically review both, and you can test the second with the DSCR calculator.
