Commercial Mortgage Refinance Calculator
Model a commercial mortgage refinance payment and possible cash-out.
What Does the Commercial Mortgage Refinance Calculator Do?
The Commercial Mortgage Refinance Calculator adds an optional cash-out amount to the current balance to find a new loan amount, then estimates the monthly payment at three rates and the resulting loan-to-value against the property value you enter.

What You Enter
- Current balance: the mortgage balance being refinanced.
- Property value: the value you want to test.
- Proposed rate % and amortization years: the refinance terms to model.
- Cash-out amount: additional proceeds beyond paying off the balance. Enter 0 for none.
What the Results Show
- New loan: current balance plus cash-out.
- Monthly payment for each rate scenario.
- LTV: new loan as a percentage of the property value entered.
Assumptions and Limits
- Closing costs, prepayment penalties and reserves are not included.
- The property value is your input, not an appraisal.
- The three scenarios use your proposed rate, a rate 10% lower and a rate 10% higher (for example, 8.25% becomes about 7.43% and 9.08%).
The numbers pre-filled in the fields are sample values so the tool shows a result on first load. They are not CMCC rates, quotes or offers.
Commercial Mortgage Refinance Calculator FAQs
How does cash-out change the result?
Cash-out increases the new loan amount, which raises both the monthly payment and the loan-to-value. Funding sources may limit cash-out depending on the property and the financing type.
Which ratios do funding sources look at on a refinance?
Commonly the loan-to-value and the debt service coverage ratio. You can test the second with the DSCR calculator; the commercial real estate guide explains the process.
Does CMCC lend on commercial mortgages?
No. CMCC is an advisory and brokerage firm and presents requests to independent funding providers. See commercial real estate financing.
