Refinance Relief Calculator
Compare a current payment with a proposed payment to estimate monthly relief.
What Does the Refinance Relief Calculator Do?
The Refinance Relief Calculator compares the payment on a current loan with the payment on a proposed refinance of the same balance, and shows the monthly difference. It helps a business owner or referral partner see whether a lower rate or longer term could reduce the monthly payment.

Inputs, Results and Assumptions
What You Enter
- Current balance: the amount owed today.
- Current rate % and remaining years: used to calculate today's payment.
- Proposed rate % and proposed years: the refinance terms to test.
What the Results Show
- Current payment and proposed payment.
- Monthly difference: current minus proposed. A positive number is monthly relief; a negative number is an increase.
Assumptions and Limits
- The same balance is refinanced. Closing costs, prepayment penalties and cash-out are not included.
- A longer proposed term can lower the payment but may increase total interest paid.
- The three scenarios use your proposed rate, a rate 10% lower and a rate 10% higher (for example, 8.25% becomes about 7.43% and 9.08%).
The numbers pre-filled in the fields are sample values so the tool shows a result on first load. They are not CMCC rates, quotes or offers.
Refinance Relief Calculator FAQs
Does a lower payment mean a better refinance?
Not necessarily. A longer term can reduce the monthly payment while increasing total interest, and fees or prepayment costs may offset savings. Compare total cost as well as payment.
What if my bank declined the refinance?
A decline from one source does not necessarily mean no source will fit. The Second-Look Review explains how CMCC reviews declined or stalled requests.
Can I include cash-out?
Not in this calculator. Use the Commercial Mortgage Refinance calculator to model a refinance with cash-out.
